How We Plan Your Kansas City Remodel — Before Anyone Swings a Hammer

The Remodel Co. plans every kitchen, bathroom, and basement remodel the same way: we measure your home, show you two design options in 3D, and hand you a fixed-price contract and timeline before any construction starts. You decide with the real design and the real number in front of you, not a ballpark.

Limited availability: we take a set number of new design consultations each month.

Why most remodels go over budget

Most remodeling overruns start before construction. A contractor gives a quick estimate with “allowances” for tile, fixtures, and cabinets, the homeowner signs, and the real costs show up once selections are made or walls are opened.

We do the decision-making up front. By the time you sign a construction contract, the layout is drawn, the materials are picked and confirmed in stock, and the price covers the approved scope.

What your design consultation includes

Two design options

We give you two distinct layouts, rendered in 3D, so you can compare real choices instead of reacting to one idea.

A line-item, fixed-price contract

No allowances. You see what each part of the project costs, and the price is fixed for the scope you approve.

A realistic timeline

A start window and a project duration you can plan around. Most primary bathrooms take 3 to 5 weeks of construction; most full kitchens take 6 to 8.

A confirmed materials board

Tile, fixtures, and finishes checked for availability, so nothing is backordered after demolition.

A permit and buildability check

We review your plan against your city's building codes before you commit, whether you're in Overland Park, Lee's Summit, Liberty, or anywhere else we work.

The planning phase is where a remodel succeeds or fails; we finish all of it before you sign.

How it works

Step 1: Book your consultation

Reserve a spot with a $100 deposit, fully refundable up to 48 hours before your in-home visit.

Step 2: In-home measure

We come to your home, laser-measure the space, and talk through how you live in it and what isn’t working. The remaining $895 is due at this visit.

Step 3: Design development

Our team builds your 3D designs, sources materials, checks permit requirements, and prices the project line by line.

Step 4: The reveal

We walk you through both designs, the materials board, and your fixed price. You decide whether to build, with no pressure.

What it costs

The design consultation is $995 total: a $100 deposit to reserve your spot and $895 at the in-home measure.

If you hire us to build within 90 days, the full $995 is credited toward your project, so the design work costs nothing extra.

If you decide not to build, you keep the designs, the budget, and the material selections. You paid for the plan, and it’s yours to use.

Our Clarity Guarantee

If you don’t feel 100% clear on layout, finishes, budget, and next steps after your design consultation, we’ll revise your plan at no additional cost until you are.

Who this process is for

This process is built for Kansas City homeowners planning a kitchen, bathroom, basement, or whole-home remodel of $10,000 or more who want to know the design and the price before committing.

It isn’t the right fit for small repairs, single-fixture swaps, or projects where you already have plans and only need a price. For those, we’re happy to point you toward the right kind of contractor.

What homeowners say about the process

"Their designer sat with us to understand the style we wanted and even built it in a CAD program... I could go on and on about how the commitment to detail met our wildest expectations."

"Noah and his team did an excellent job with our master bathroom remodel. They were on time, had great communication throughout the process, and completed high quality finishes."
