Many Fairway homes have no true master suite. We create one—either by expanding into a dormer addition or reconfiguring existing space.
What we do: – Dormer and second-story additions matching original rooflines – Ensuite bathrooms carved from existing bedroom space – Hex tile, marble, and period-appropriate finishes – Walk-in closet systems
Fairway requires permits for structural work, additions, and significant interior changes. The Building Department manages residential permits.
Tree canopy consideration: Fairway is known as the “City of Trees.” Any construction that impacts mature trees—including root zones during excavation—may require city approval. Additions are scrutinized for tree impact.
Infrastructure reality: Homes built in the 1940s-50s often have knob-and-tube wiring, galvanized plumbing, and inadequate electrical panels. We assess infrastructure first and include necessary upgrades in our scope—no surprise “we found something” mid-project.
