Johnson County, Kansas Home Remodeling

The Remodel Co. remodels kitchens, bathrooms, basements, and custom tile across the Kansas side of the Kansas City metro. We hold a Johnson County Class A General Contractor license (#2026-0012697), the broadest of the county’s three contractor classes.

How contractor licensing works on the Kansas side

Kansas doesn’t issue a statewide general contractor license. In Johnson County, contractors are licensed by the county instead, in Class A, B, and C tiers based on the scope of work they’re qualified to take on.

On the Kansas side, a Johnson County Class A license is the clearest sign a contractor is qualified for the full scope of a remodel, including structural work like wall removal and additions.

In practice, that means:

  • One county license, many cities. Cities like Overland Park rely on the Johnson County license rather than issuing their own, so our Class A license (#2026-0012697) is what their permit offices check.
  • City permits still apply. Each city, from Overland Park to Prairie Village, issues its own permits and inspections. We pull them and schedule every inspection.
  • HOA review in south Johnson County. Many Overland Park, Leawood, and Olathe neighborhoods require architectural review for exterior changes. We prepare the drawings and material samples.
  • Older homes in northeast Johnson County. Prairie Village, Fairway, and Mission Hills homes are often from the 1920s to the 1950s, with tight lot coverage and setback rules for additions. We check zoning before design, not after.

What Kansas-side homeowners say

“Who says an ADA shower can't be sexy? ... Noah has a vision.”

“We requested bids from several companies to have a large 5x10 ft kitchen island. The other companies either didn't understand the request or the bid was wildly expensive. Once we started working with the team they immediately understood what we were looking for.”

Who we're a fit for

We work with Johnson County homeowners planning kitchen, bathroom, basement, custom tile, or whole-home projects of $10,000 or more who want one licensed team to design and build it. We don’t take handyman repairs or single-fixture swaps.
